A growing number of NRIs are now looking back at their ‘desh’ to pick up premium properties and invest in real estate.

  • Transfer by way of gift residential or commercial property by means of gift to any person who is a citizen of India whether residing within or abroad or a Person of Indian Origin.

What is the Group Buying Concept?

Most of us would have made good friends in the course of our life, but find that even when staying in the same city, the distances make it difficult to meet regularly. This is a situation where a concept like group buying comes into the picture, where you can get together with a group of friends and like-minded people and invest in a group of homes together. Group buying is not something that everyone would be familiar with, so here we try to highlight a few key points to emphasize why it might be a good investment for you.

The “Group Buying” model differs from an individual property purchase in many ways that makes it a very attractive investment.

·        Every individual member of the group will be able to save at least 30% on their property purchase compared to the current market prices.

·        Compared to the individual purchase where most changes have to be made after completion of building and may sometimes involve breaking down structural components, every member of the group would be able to customize their home according to their preference, to a large extent.

·        Every group member would be allowed to participate in the aesthetics and design aspects as well with respect to their individual unit.

·        The project developer is able to pass on the saving (at least 30%) because the group member will participate and bear the land acquisition cost along with the developer at the acquisition stage as agreed.

·        The whole process will become more transparent with a safety net aspect, because every group member would deal directly with the developer in terms of payment, agreement and other requirements, while availing all the benefits that come along with the ‘Group Buying’ concept.

·        Similar to any individual property purchase, every group member will usually be asked to deposit a specific amount directly to the developer as part of their commitment to show their seriousness towards the project and avail all the Group Buying benefits. The group members should get a proper payment receipt/acknowledgement directly from the developer and this will be adjusted against their overall contribution towards the project costs.

·        It is also possible that the developer may get into individual agreements (Signed MOU template) with every group member to provide them an extra assurance and safety net at this stage as well

·         Post the stage of land acquisition, the further individual payments will be linked to the construction, and these details should also mention in the signed MOU.

How to move towards Sustainability – eCo Create

Edifice Builders Creates One-Stop Shop for India Real Estate

Bangalore-based Edifice Builders specializes in full-service real estate development and property management in India, Edifice managing director Nikhil Thard told India-West here in an interview May 6.

On a visit to the San Francisco Bay Area to attend a major real estate show, billed as “Risa Realty’s India Property Show,” in Santa Clara, Calif., the India-based real estate developer said his company handles the gamut of real estate services — including land acquisition, property development, approval and permits, rentals, interiors, resale and property management — as a one-stop solutions firm.

“We make it easier for NRIs (non-resident Indians) in all their property dealings,” he added.

The company currently has “high-end” property projects in Bangalore, Tamil Nadu and Assam. “We have a staff of world class consultants,” Thard emphasized.

Rippy Sethi, chief executive officer of New York-based Risa Realty, Edifice’s representative in the U.S. and one of the largest consultancies in the U.S. for real estate development in India, told India-West that Edifice has the experience and support system to develop “villas and also commercial property.”

Through Edifice, an NRI can “buy a villa and do everything while sitting here,” Sethi said.

Thard pointed out that NRIs could get together to form a group with the same property or development needs and his company will take it from there.

“We know how to develop property with the American way of life for NRIs,” he said. “Ten friends could get together and we can develop villas to their specifications.”

Edifice is an arm of eCoCreate, a parent company with interests in real estate development, restaurants, global technology, art, music, food, wellness and other sectors.

Thard said the company is setting up about 11 separate companies, including three in the U.S.

“We have a group platform that enables people to chase their dream of entrepreneurship,” he explained.

One project on the drawing board is a resort development in the U.S., Thard told India-West.

“Our co-create strategy is ‘revenue first.’ We create revenue first and then the cost is built in.”

How to Foster Creativity – eCo Create

Many of us may feel that creativity is born, not acquired along the way. Though some inborn talent may play a part, we at eCoCreate are of the belief that there are many other factors that can help foster creativity and give rise to unique works of art. Here are some thoughts on the subject:

Solitude: It is difficult to try to create something when being pestered by external factors like noise and even our mobile phones which seem to ring every 5 minutes just when you are trying to set your mind to something. The best thing to do is switch your phone off, or record a set message if that’s possible, as well as work at a location that is away from crowds, maybe even sound proofed if possible (Check out our Lahe Lahe Creative Lounge!)

Inspiration from the surroundings: While a lot of the inspiration for works of art comes from within the individual, staying in restful and beautiful surroundings will definitely make it easier too. The mind is a lot more at peace when staying in a calm and quiet place like our Art Village, wouldn’t you agree?

Thinking outside the box: This is a term that may sound cliché, but it makes a lot of sense. We all know how tough it is to create something new, when we keep sticking to the same mundane schedule or keep thinking along the same lines. It is only when you expand your boundaries and let your thoughts fly free that the most astounding works of art come about. We love this quote from Eleanor Roosevelt – “Do one thing everyday that scares you.”

Being creative should be a way of life for young children, and if you are a parent the best way to nurture it may be to just let them be. Encourage their exploring, within safe limits if you need to decide on them. Once we start setting too many boundaries or restrictions, this may end in dampening many a young talent. How to Realise Your Dreams – eCo Create

We all have dreams but only some of us have the determination to make it come true. Why is that some of us follow our dreams while some of us just let our passions go? Fear! Fear of failing, fear of not being good enough and fear of the unknown.

But, it is time you take control of your life and not let fear do the job. You won’t even believe how simple the steps are to realising your dreams. But determination should be your companion in this journey.

Go after your dreams and we assure your life will only get brighter, better and happier.

How can you do it?

Dream the first step to realise your dreams is to have one. Dream big so that you work harder towards achieving it. Challenge yourself and let your heart wish what may seem impossible. There will always be people who will tell you that you are crazy and you should be safe.

‘Do not take risks, you will only fail’ – these words are from people who are scared and have given up on their dreams. But, nothing can be further from the truth. Without risks you have already failed in life.

Go after your dreams. All you need is persistence.

Be sure of what you want – it is difficult to go after something, if you don’t know where you are going. Be sure of what you want to do in life. Once that clarity sets in, give it your all.

But knowing what you want may be difficult. Many people go through their life wandering and wondering. If you are unsure, then try different things. Experiment with your life till you find something that clicks.

Then own it, master it and go after that dream with all your zeal and determination.

Embrace failure – along the way you will face struggles and obstacles. Think of it as a test that you need to pass in order to realise your dreams. Nobody said this path is going to be easy. The secret is to stay determined.

Let each failure be a stepping stone, a lesson for you. It is times like these that test your true character and perseverance. These are not just words – these are lessons from real people like Chris Gardener. He struggled through homelessness for more than a year while taking care of his toddler son!

Today he is the CEO of his own firm – an entrepreneur, investor, stockbroker, author and philanthropist he has come a long way from days of struggle.

If you embrace failure and move forward, then you will succeed. Real failure is when you resign yourself to these obstacles and hurdles along the way.

Most of us dismiss our dreams telling ourselves that it is not possible, so why waste time? Then what is worth your time, if not your dream? Think about it! People who are successful are born with silver spoons in their mouth. But, there are many successful people out there who have made it on their own. People just like you and me.

He was the first person in history with a net worth of a billion dollars and was the third-richest person in human history, according to Fox News.

Shah Rukh Khan – who doesn’t know him? The king of Bollywood! But he wasn’t always the king. He was from a poor family. His father was dying and they couldn’t afford the expensive injections. He comes from a place where there was less to eat. He was in fact threatened to be thrown out of school because his parents couldn’t pay his fees. He has been thrown out of homes because he couldn’t afford rent!

Doesn’t sound like the man who owns the Mannat today, does he? The power of dreams will never fail to surprise you.

Oprah Winfrey – Oprah spent the first six years of her life living with her grandmother wearing dresses made out of potato sacks. Today Ralph Lauren, Armani, Prada, Jimmy Choos etc. grace her wardrobe!

After being molested by two members of her family and a family friend, she ran away from home at age 13. At 14, her newborn child died shortly after he was born. She went to live with her father and turned her life around.

She got a full scholarship to college, won a beauty pageant —where she was discovered by a radio station — and the rest is history. The Oprah name became an empire, and according to Forbes she is worth $2.7 billion.
